A2Z is recruiting for a residential and commercial construction Estimator to evaluate relative costs or potential risks and concludes whether they can complete a project within the time frame and budget that the client wants. Their job is to perform mathematical calculations and get quotes from vendors to estimate the costs needed for labor and materials.

  • Track BID-HIT Ratio by type/customer/size/MU/comp.
  • Annual material pricing updates.
  • Labor and equipment bid rates.
  • Update and maintain cost history library.
  • Price change orders timely.
  • Complete estimates per required schedule.
  • Accurate preliminary conceptual estimates and costs.
  • Complete bid scope, plans, inclusions, exclusions.
  • Visit and inspect projects, when necessary.

Job Duties:

  • Take-off completed two days before bid date – review with Director of Sales and proposed Superintendent and Project Manager.
  • Review bids with chief estimator.
  • Update and maintain cost history library – monthly.
  • Review final completed job costs compared to bid estimate with Project Manager / Superintendent / Foreman monthly and update bid rates.
  • Review bid documents, contract terms, bonding and insurance requirements, specs, soils, addenda, etc.
  • Manage company master sub-list data-base and bid request software – monthly.
  • Prepare bid-book for presentation to customer if required with quote comparison spreadsheets.
  • Attend pre-bid, walk thru, and award meeting.
  • Request and obtain all bid bonds.
  • Review contract/job documents for LD, insurance, payment, bonding, clauses, etc. issues and review with President 2 weeks before bid.
  • Update company sub list and production pricing list quarterly.
  • Attend all pre-con turn-over meetings.
  • Assist Project Manager with CO pricing as needed within 4 days.
  • Set-up project bid request software and track subs bidding jobs weekly.
  • Perform take-offs and get material quotes.
  • Update and maintain standard CO estimating template with detailed list of inclusions / update templates quarterly.
  • Prepare and maintain estimating schedule tracking report – weekly.
  • Prepare and maintain bid-hit tracking and sales award tracking – monthly.
  • Tracks lead and estimating pipeline and builder’s exchange jobs bidding.
  • Track and update bid-hit ratio and bid pipeline management and review with President weekly.
  • Coordinate all proposal / bid requirements – schedules, resumes, team, proposals, qualifications, etc.
  • Update standard CO estimating template for GC and Civil with general conditions and mobilization.
  • Manage bid follow-up program with sales team.
  • Verify cost estimate difference from bid set to construction set and prepare cost variance report.
  • Prepare subcontractor scope sheet for Project Manager to write subcontracts.
  • Visit site (or Project Manager) prior to bid job to review site conditions and general conditions.
  • Prepare requested change orders estimates and cost document within 24 to 48 hrs. – includes comparing old plans to new.
  • Write proposals, estimates, and work orders to customer.
  • Update all material costs quarterly – update cost history library quarterly.
  • Attend close-out meeting and update final completed job costs compared to bid estimate.
  • All other job duties as assigned.

Qualifications:

  • Proficiency in mathematics, statistics, and data analysis.
  • Excellent analytical skills and attention to detail.
  • Report writing and strategic planning skills.
  • Familiarity with analyzing requirement data to develop material and cost estimates for large projects.
  • Expertise with analytic tools, such as spreadsheets and database manager.
  • Ability to read and interpret technical documents.
  • Excellent written communication and interpersonal skills.
  • Exceptional time management skills.
  • Experience with various methods of commercial and residential construction.
  • Proficiency and experience in working with Microsoft office software including Outlook, Excel, OneDrive, Teams, Excel, and Word.
  • Experience with Quickbooks, Procore, and Bluebeam software a plus.
  • Background check and drug screen upon offer of employment.
